- Atlantic City Hotel Revenue: The Strategy Behind the 2026 Rebound

Like many hotel markets, Atlantic City saw a slight slump in 2025 as the boom of the prior couple of years started to cool. Hotel occupancy and RevPAR were down over 2024 even in peak summer season at this famous vacation and casino destination. Now, a year later, the Atlantic City market has bounced back tremendously, with occupancy back to its 2024 levels and RevPAR now exceeding 2024. Perplexingly, ADR remained solid throughout the 2025 slump. ADR began climbing in late 2024 and despite drops in occupancy, ADR never fell back to 2024 levels. Digging into the segmented data reveals the complexities of hotel yield that are always at work behind the scenes. Each market segment has a unique story to tell. The way in which the segments work together is much more than simple supply and demand. The story of Atlantic City over the past two years is one of resilience and strategy; of commitment and confidence.

First, let’s dive into the Transient market segment. June and August 2024 peaked occupancy for the year with 45.2% and August also took the highest RevPAR for the year at $67.94. ADR was at its highest for the year in December at $150.49. By August 2025, Transient occupancy had dropped to 42.8%, and RevPAR was down more than two dollars to $65.11. Despite this, ADR hit a high of $152.08 in August 2025. This striking figure begs the question, why didn’t the rate decrease? Conventional wisdom says to lower your rate to attract more guests, right? Not if that demand isn’t there. Atlantic City’s consistent ADR is likely a combination of fixed casino complimentary rates and a strong understanding of market trends. The post COVID boom was over and lowering rates wouldn’t recreate that boom. The pricing was appropriate for the current market, and the city didn’t ineffectually chase after occupancy that was likely to never materialize. The gamble on ADR paid off. When occupancy began to swing the other way in 2026, ADR didn’t have to catch up. By July 2026, Transient occupancy had climbed to 44.2% with RevPAR at $67.80 and ADR now at $153.43. Atlantic City effectively priced its Transient rooms in accordance with a new demand level, maintaining revenue levels equal to a higher occupancy period.

Atlantic City’s Group market segment tells a different story. Group occupancy has remained relatively flat, almost always in the 8% range, from 2024 all the way through July 2026. However, the occupancy has dipped very slightly from the April 2024 peak of 8.6% to the 7.9% valley in April 2025. April 2026 climbed slightly to 8.1% occupancy but still fell short of 2024. In contrast to the strong ADR of the Transient segment, Group ADR has been steadily decreasing. From a high of $148.86 in March 2025, ADR has plummeted to a low of $139.41 in June 2026, leaving RevPAR at $11.39 compared to a consistent $12 RevPAR throughout 2024. A story begins to unfold of consistent and reliable Group demand for conferences and conventions year over year. The drop in Transient occupancy likely eased compression in the market and allowed Group coordinators more options in where they can hold their events leading to more leverage at the negotiating table. This drives competition between the hotels in the market, who absolutely want to host these events, not only for their room nights but for Banquets and other revenue sources, in hopes for return business year over year. In this case, hotels are willing to lower their Group rates, knowing the demand is there and that this business could be lost to their competitors not only this year, but for years to come, if they fail to act. This contributes the sharp drop in ADR despite the occupancy remaining relatively flat.

While the Transient segment has been treading water and Group segment dropping in ADR, Contract segment has undergone a growth spurt. From a tiny .2% occupancy in 2024 at an ADR of $79.22, Contract has jumped to 1.9% occupancy with $125.62 ADR as of July 2026. The skyrocketing ADR in Contract segment filled in the gap from Group; giving the outside appearance of overall ADR consistency. An uptick in corporate travel, possibly sparked by a return to in-office work trend, has attributed to this growth. The Atlantic City market pounced on the opportunity, likely driven by keen Revenue and Sales leaders, and has been steadily increasing Contract business month over month for the last two years. While 1.9% of total occupancy may not seem like much, it more than makes up for the dip seen in other segments. Like Group business, Contract is a segment built on relationships and can grow steadily over time. Though Contract rates might be discounted, the guaranteed business is an excellent option to have when Transient demand is down. High Contract demand allows ADR to grow, as corporate accounts are currently willing to pay more for their staff to lodge in Atlantic City.

These last two years of Atlantic City occupancy and revenue data deliver a lesson in hotel pricing that goes beyond regional markets. Revenue management is about adapting to trends, filling in gaps, and confidently reading your market. Sometimes short-term gambles must be made that ultimately yield better long-term results. This snapshot of Atlantic City reveals that hotel revenue is not just any single statistic or theory; multiple strategies are often in place simultaneously working together. As they are labeled, each Market Segment is its own market with its own trends, demands, and quirks. Maintaining and ultimately growing these segments requires responding and strategizing appropriately to each at the right time as we have seen with Atlantic City’s success in 2026.
